The program is highlighted by its minimum 10% borrower equity injection provision, which makes it much easier to qualify people for this loan. Fixed periods of 5, 7, 10, and 15 years are available. |
| MF 102 | This low fee conduit style program fits the needs of the investor who needs the lowest rates available without all the hassles of a True Conduit program. This program does not require replacement reserves, defeasance, or a bullet maturity. It offers a 10 year fixed period, with an option to have the first three years I/O. |
| MF 103 | This portfolio style buy down program offers some of the lowest rates available. It is for nicer quality properties, with strong borrowers. Fixed periods of 5, 7, or 10 years with bullet maturities. |
| MF 104 | Our interest only program is aggressive because the I/O periods mirrors the fixed period. 3 and 5 year fixed periods are available at rates not that much higher than our fully amortizing programs. |
| MF 105 | Our "Scratch and Dent" program was designed for lower credit scores and a little bit more run down properties. Fixed periods of 3 and 5 years are available. A unique aspect of our 5 year program is that when it adjusts it locks in the new rate for another five years. |
| MF NEG | Our negative cash flow program is available in select markets where appreciation has outpaced rents. Strong borrower sponsorship is required. The program only allows for a maximum of 15 units, and is available as either a 3 or 5 year fixed rate. |
| MF NR | Our non-recourse "Cadillac" program offers some of the greatest flexibility. With fixed periods up to 30 years, low rates, and supplemental financing available after the fact to cash out built up equity, this program is great for the sophisticated investor. |
